More reliable chat answers on rates and payments #

Chat now gives grounded tax, insurance, rate and payment answers, and the mobile widget adds a helpful navigation tip.

🆕 New

  • On mobile, a one-time tip now points to the menu button after your first message in chat, so you know where navigation went. Dismiss it once and it stays gone on every device you use.

✨ Improved

  • Chat monthly payment estimates now use current rates and loan limits for your ZIP and include mortgage insurance. Conventional loans under 20% down include PMI, FHA loans include mortgage insurance, and VA loans include the funding fee. Chat asks for a ZIP if it doesn't have one.
  • If you give chat only a loan amount, it now assumes 20% down, tells you so, and runs the full payment calculation.
  • When rate, tax or insurance data isn't available, chat says so and asks for a nearby ZIP instead of guessing with typical figures. If you have a saved plan, it may point to your plan's rate, clearly labeled as the rate from your plan rather than today's market rate.

🐛 Fixed

  • Chat answers about property tax, homeowners insurance and current mortgage rates now work from Further's own rate data for your ZIP. Mortgage rates come with the date they're from, and chat says rates are unavailable when there isn't a recent one.
  • When your numbers show no affordable home price, the insight cards now show correct figures, including the income you'd need to reach a workable debt-to-income ratio, instead of zeros and a negative loan amount.
  • In the embedded widget, "Let's continue" on the plan page now sends the "Check my plan and continue" message before the next onboarding step, matching the main app.
  • Follow-up topic suggestions in chat no longer show stray asterisks.

Smoother Plan editing and mobile navigation #

This release refines the Plan editor, the mobile widget, the timeline and chat inputs, and fixes a few chat and estimate issues.

✨ Improved

  • The Plan edit windows are more compact. Titles are smaller, padding is tighter and the Save button is shorter. Single-choice questions now use the same pill buttons as onboarding and follow the same pill styling settings.
  • Multi-choice Plan questions (home characteristics, local amenities, neighborhoods and type of home) use the same pill picker as onboarding. "Add your own" now sits inline instead of opening a second window, and long options wrap instead of running off narrow screens.
  • Pills now show a clear keyboard focus ring, which partners can recolor through their theme.
  • On mobile, the embedded widget's navigation and chat message box now share one bar. In a chat, the menu button swaps the message box for the navigation and a close button swaps it back, keeping your draft and any answer that is still streaming.
  • Timeline milestone cards follow the design more closely. This covers redrawn icons at the right size, adjusted spacing and card padding, and task checkboxes lined up with their titles.
  • The send and stop icons are now centered in the chat inputs. A focused input keeps its thin border and changes its color instead of thickening.
  • In the onboarding progress bar, every section pill now looks the same as the current one. Money questions show examples formatted as dollars, such as "$120,000".
  • Partners can recolor the sparkle beside the chat heading on its own. It always shows the configured color, including on dark backgrounds.
  • The affordability calculator now opens on its defaults when you haven't shared any numbers, instead of the assistant asking for them in chat.

🐛 Fixed

  • Chat no longer shows a blank reply when the assistant can't help with a request. It now says so and offers to continue with something else, and onboarding no longer saves the empty message.
  • FHA mortgage insurance estimates for loans of 15 years or less now use the lower rates that apply to shorter terms.
  • Affordability estimates no longer report your down payment as the maximum price when taxes and insurance alone exceed your budget.

Edit answers anytime, plus a more on-brand chat #

Buyers can now change earlier onboarding answers directly, and partner branding, chat behavior and layout are more consistent across the embedded experience.

🆕 New

  • Homebuyers can now go back and change answers they gave earlier in onboarding, without having to ask the assistant. Tapping a section tab, an answer bubble or "Edit" in the "⋯" menu opens a summary where any answer can be changed. It appears as a window on desktop and a bottom drawer on mobile.

✨ Improved

  • More of the embedded experience now follows a partner's theme. This includes timeline cards, the chat input, related-topic chips, the chat status icon and the product cards that appear in chat answers.
  • Partners can now set one corner radius across the whole experience, including pill-shaped chips and buttons. They can also set their own colors for selected options.
  • The two chat inputs, the thread composer and the empty-state input, now share one border, focus ring and compact filled send button. The onboarding chat input follows the same design.
  • The Homebuyer AI empty state matches the new design. The heading sits on one line beside the icon, the layout is left-aligned and the input is full width. There is also a "Chat history" button, and the placeholder reads "Chat with Homebuyer AI" at every size.
  • On the Get Started screen in the embedded widget, Skip is now a small link in the top-right corner that stays visible on small screens. It no longer appears on the page in the web app, where "Skip for now" remains in the header menu.
  • The "Generating Insights" loading card in the embedded widget shows the partner's logo, and never Further's.
  • The app shows a neutral loading spinner while it signs in and loads configuration, instead of a blank screen.
  • Neighborhood suggestions now cover every area a buyer names. Asking about places in two boroughs returns neighborhoods from both.
  • Plan changes made in chat are more reliable. A co-buyer's stated income and a stated maximum budget are kept. Adding neighborhoods adds to the existing list instead of replacing it. Plan proposal cards can now be confirmed directly in the chat widget, and a failed confirmation shows an error instead of failing silently.
  • A partner's self-hosted brand fonts now appear in the embedded widget as they do in the app.
  • The main app address now opens the sign-in page. Terms of Use and Privacy Policy links go to the current versions on withfurther.com, and US visitors see "Do Not Sell My Info" next to the Privacy Policy on sign-up.

🐛 Fixed

  • The interest rate used behind the scenes for estimates is no longer shown in the onboarding chat, so it can't be mistaken for a quoted rate. Estimates work as before. The credit-score insight card, which was built around quoting rates, is no longer generated.
  • Calculator cards no longer appear in chat when a partner has turned calculators off for that widget.
  • Chat no longer shows property listings in widgets where a partner has turned listings off.
  • Submitting a widget answer or sending a message in the onboarding chat no longer jumps back to the top and scrolls through the whole conversation.
  • The chat input placeholder is no longer clipped, and long content can be scrolled, in modal and overlay presentations.
  • Page content is no longer hidden behind the navigation rail on tablet-width screens in the embedded widget.
  • The deselect icon on selected option pills now matches the selected color.
  • The partner integration guide again lists the image source needed for inline images, so embedded images are no longer blocked when partners copy its recommended security policy.

Faster, more reliable homebuying tools #

This release brings quicker guidance and steadier connections for buyers, agents, and lenders.

✨ Improved

  • Enterprise partners on invoiced billing can now be set up individually and safely, so a single new partner can be onboarded without touching anyone else's account.
  • Invoices reflect your contract more precisely: usage caps are applied correctly across multiple invoices in the same billing period, and each fee category shows the tax treatment that applies to it.
  • Billing respects a contract's end date. A non-renewing agreement stops being invoiced past its term, and recording a term end surfaces any invoices already issued for later periods so they can be reviewed.
  • Invoices are limited to bank payment methods, keeping payment handling straightforward for enterprise accounts.
  • A recorded purchase order is no longer required to send an invoice, so partners whose contracts don't use one are not held up.

🐛 Fixed

  • Payment confirmations from your bank now record reliably even during brief interruptions, so a temporary hiccup no longer loses a confirmed payment.
  • Credit adjustments on unpaid invoices now apply cleanly, correctly reducing the amount due.

Consent, cleaner chat, and steadier embeds #

A new in-experience consent step, plus fixes that make embedded chat and navigation behave the way buyers expect.

Feature

Fixed

🆕 New

  • Buyers now see a clear consent step at the start of the experience, with disclosure text and links you can tailor. Their decision is captured and kept as a record, and it governs whether their information is shared onward — a buyer who declines is never passed along as a lead.

✨ Improved

  • The buyer's consent decision now flows all the way through to lead delivery, so what a buyer agrees to and what happens with their data stay in step.
  • Pages that show your own brand now fall back to your organization's name as a wordmark when no logo is set, instead of showing the default mark.
  • Embedded experiences fit their space more reliably: content that would exceed a short container now scrolls neatly within its own bounds instead of being cut off.
  • Before a page knows which partner a visitor belongs to, it now shows a clean, brand-neutral surface rather than briefly flashing the wrong colors.

🐛 Fixed

  • Embedded chat now shows a buyer's existing conversation history instead of appearing empty, even for organizations that haven't set custom branding.
  • In guided onboarding, the assistant's message now stays above the interactive card it introduces, so the control the buyer needs to answer is no longer pushed out of view.
  • The navigation rail's tooltips now appear only when a buyer hovers or focuses an icon, instead of popping open on their own after a page reload.

Partner-branded homebuying, embeddable anywhere #

You can now run Further's homebuying experiences inside your own site, fully matched to your brand, with faster and more reliable buyer tools.

🆕 New

  • Your homebuying experiences — plan builder, timeline, calculators, chat, and home search — can now run embedded directly inside your own website, so buyers stay on your page from start to finish.
  • A partner control center lets your team configure which experiences appear, tailor branding, and manage settings, with drafts you can preview privately before publishing and one-click rollback to an earlier version.
  • Match the experience to your brand end to end: your own colors, fonts, logo, and even the look of individual components like buttons and navigation, all without a code change on your side.
  • Buyers arriving through an embedded experience are automatically connected to the right agent and organization, so leads flow to your team from the first interaction.
  • Preview an unpublished configuration on a real page before it goes live — visible only to your editors, with a clear indicator that you're viewing a draft.

✨ Improved

  • The AI assistant now answers with real, tool-sourced numbers when comparing home prices, rates, and mortgage figures, instead of estimating — so tables and prose match the charts on screen.
  • The assistant can point buyers to your specific offerings and knowledge, presenting them as clear, tappable cards that link straight to your destination.
  • Plans now refresh right away after a buyer updates a calculator or makes a change in chat, so what they see always reflects their latest inputs.
  • Streaming chat responses read more cleanly, with correct paragraph breaks and reliable bold and formatting.
  • The chat's stop button now clearly reads as a stop control rather than a recording dot.

🐛 Fixed

  • Feature availability is now consistent everywhere — if an experience is turned off for your organization, it's off across the buyer's app, the assistant, and navigation alike.
  • Deleting your account now fully clears the associated conversation history and cached data across our systems.
  • Embedded experiences now stay neatly within their own bounds on your page, scroll correctly on smaller screens, and no longer paint over your site's own menus.
  • Navigation, legal pages, and section switching in the embedded experience now behave predictably, resetting scroll position and never leaving a previous screen stacked underneath.
  • Cross-experience links in chat — like "open the affordability calculator" — now reliably take buyers to the right place.

Faster Onboarding, Smarter Agent Tools #

Account data controls, clearer partner-sharing consent, a refreshed homebuying chat, and onboarding accuracy and privacy improvements.

🆕 New

  • You can now export your data or permanently delete your account, with the request propagating across our systems and partners.
  • Homebuyers can join a partner's agent network with clearer consent: your profile is only shared with a partner agent after you explicitly opt in.
  • Added support for connecting with more partner customer-relationship systems, so lenders on different platforms can receive homebuyer plan updates.

✨ Improved

  • Onboarding chat now confirms that the neighborhoods you type actually belong to your chosen city, so your plan stays accurate — and it clears related fields automatically when you change locations.
  • Lead scoring has been recalibrated so active, well-qualified buyers surface as genuinely "hot," and profiles with too little information are clearly flagged instead of scored misleadingly.
  • Agent admins can now access the dashboard, chat, and client views, matching the access agents already had.
  • The homebuying chat has a refreshed, more responsive layout with a floating panel on desktop and a drawer on mobile.

🐛 Fixed

  • Currency fields in onboarding chat once again format income, debt, and down-payment entries correctly, and monthly-debt steps accept an empty value.
  • Fixed an issue where relevant insights could be silently dropped during onboarding, so you reliably see the guidance meant for your situation.
  • Resolved a validation error that could interrupt onboarding when optional details were left blank.
  • Location and neighborhood lookups now work correctly in deployed environments, fixing a packaging issue that could break place suggestions.

Meet Your New Loan Officer Dashboard #

A smarter home base for loan officers, with an AI assistant grounded in your own pipeline.

14 Jul 2026

Feature
Fixed

🆕 New

  • Ask Further, your new AI assistant, answers questions about your own pipeline and clients right in the dashboard, with replies that stream in live. It surfaces client details, drafts you can copy, and one-click links to open matching clients in your table.
  • A new Home page gives you an at-a-glance view of your pipeline by timeline, plus quick-view cards for opportunities and clients that need attention — each one deep-links straight into a filtered client list.
  • Find anyone or anything fast with the new ⌘K command palette: search clients, pull up recent ones, or start a question to Further from anywhere.
  • New client filters for lead score and date added make it easy to zero in on your hottest leads or everyone new this week.

🐛 Fixed

  • Navigating between Home, Chat, and Clients now works on the first click, with no more bouncing back to your client list.
  • New conversations now appear in your chat history instantly and update with a title as soon as the assistant replies — no reload needed.

Faster Insights & Your Data, Your Way #

Quicker plan insights, a refreshed onboarding chat, new data export and account deletion controls, and a range of reliability and privacy improvements.

🆕 New

  • Download your data and delete your account. Homebuyers can now export their data as a file and permanently delete their account and all associated information from account settings.
  • Refreshed onboarding chat. The homebuying onboarding experience is now powered by a new engine that shows guidance and insights as clean, ordered cards alongside the conversation.

✨ Improved

  • Plan insights load about three times faster. Generating your plan insights now takes roughly 5 seconds instead of ~16, so you see guidance sooner after adjusting your plan.
  • Sharper lead scoring. Lead scores now better reflect a buyer's real financial fit and current engagement, and profiles with too little information are clearly marked as "insufficient data" instead of showing a misleading score.
  • Neighborhood picking across metro areas. You can now choose neighborhoods that belong to the same metro region (for example, across the greater Washington, DC area), and typed locations are validated so mismatched places are caught early.
  • Cleaner agent dashboard. Client list rows now stay a consistent height, and the neighborhoods column fits neatly on one line.

🐛 Fixed

  • Timeline insights update on the spot. After you complete or undo a timeline step, the "Good to know" insight now refreshes on its own instead of requiring a page reload.
  • No more garbled chat replies. Fixed an issue where background insight generation could bleed fragments into your Homebuyer AI chat responses.
